Scent Marketing for Landlords & Corporate Real Estate Singapore

Aromatherapy

Singapore’s best buildings no longer compete on specifications alone. They compete on experience. We design signature scent programmes for landlords, developers and asset managers who want the building itself, not just the tenants inside it, to carry a distinct identity, from the drop-off and ground-floor lobby to the leasing gallery where a prospective tenant forms a first impression. We work across Singapore’s office and mixed-use districts, from Raffles Place, Marina Bay and Tanjong Pagar to Paya Lebar, one-north and the Jurong Lake District.

This is different from scenting a company’s own leased office. It is about the asset itself: common areas, lobbies, show suites and leasing spaces, scented consistently across a single property or an entire portfolio to support leasing and tenant retention alongside the rest of your amenity strategy.

Scent Programmes for Buildings & Portfolios

Every programme starts with the building’s positioning: what the asset competes against and the impression it needs to make on prospective and existing tenants. We then choose or create a signature scent for the building, deploy it consistently across common areas and manage it through the asset’s lifecycle, from the first leasing push to day-to-day tenant experience once the building is occupied.

Scenting a Building Zone by Zone

Drop-off and entrance. Where Singapore’s heat meets the air-conditioned lobby, so it is set separately from the rest of the building.

Main lobby and atrium. The signature scent leads here, usually delivered through the building’s own air-conditioning. See our HVAC and ACMV scent systems.

Lift lobbies, including the car park. A softer version of the lobby scent. Car park lift lobbies usually need odour control first, for exhaust fumes and damp.

Washrooms. Fresh and consistent on every floor. See our washroom scenting service.

Leasing gallery or show suite. The strongest brand moment during a leasing push, set for viewings and tours.

Tenant floors. Left to each tenant, who can extend the building’s scent into their own space if they choose. See our corporate office fragrance service.

Scenting a Portfolio

For landlords with more than one asset, the scent becomes a portfolio standard, and we document it like one. We pilot at one building, agree the fragrance, the level for each type of zone and the equipment for each type of building, then write that down as the standard.

Each additional building is brought onto the same standard, tuned for its own lobby volume, ceiling height and ACMV. Every fragrance is created by drom and formulated within the IFRA Standards, made to one formula so the scent does not drift between assets. Keppel Land, for example, has used scent in its showflats and applied the same approach across its co-working centres in Singapore, Vietnam and Myanmar. See our co-working scenting service.

Our Process for Landlords & Developers

From understanding the building’s positioning to ongoing servicing across the asset’s lifecycle, we manage everything so your building or facilities team never has to think about the equipment.

Frequently asked questions

1. Is this for the building owner, or for individual tenant companies?

This page is for landlords, developers and asset or property managers scenting common areas, lobbies or leasing spaces. See our Corporate Office Fragrance page if you’re a company scenting your own leased office.

2. Can scent really influence leasing decisions?

It is one input among many. Location, layout, light and amenities decide leases. Scent shapes how a prospective tenant experiences the space during a viewing, and what they remember when comparing buildings afterwards.

3. Does this work for a vacant or partially leased building?

Yes. Scenting a leasing gallery or show suite is one of the most common ways landlords use scent during viewings. Developers selling residential units use the same approach in showflats and sales galleries.

4. Can the same scent be used across multiple properties in a portfolio?

Yes. One signature scent can be deployed across every asset you manage, with settings tuned for each building, as described in the portfolio section above.

5. Who manages it day to day: building management or the landlord’s marketing team?

Either, depending on how the account is set up. We coordinate with whichever team owns building operations, and our technicians work with your M&E team on anything connected to the air-conditioning.

6. How does this fit alongside our other tenant-experience initiatives?

It sits alongside your existing amenity strategy, from the café and gym to wellness facilities, as one more layer of the building experience.
